What do we charge? What don’t we charge?

Owners:

Many companies out there find an advantage in trying to make as much money from every individual as possible, and tacking on extra little fees everywhere in the process. In the interest of both brevity, and clarity, we put what we charge right on our website, for both tenants and owners to see, because we have nothing to hide; let’s get down to brass tacks:

Leasing Fee: 60%

We charge a simple 60% of one month’s rent to find you a tenant and place them. We know it’s not the cheapest, but, it’s also far from the pricier points in the industry; we aren’t afraid to say that.

Management Fee: 8%

We charge 8% of one month’s rent per month to manage your property. You may find other companies offer something less, or even a seemingly modest flat fee, but the truth is they’ll make their money back by charging you % on work orders, billing, etf transfers, not doing their job, or even charging your tenants in secret. 8% per month, simple as that. We’ll do our job from there!

Renewal Fee: $500 flat

We charge a one time flat fee of $500 for a renewal. This includes all the notices, a yearly CMA, and a full renewal property evaluation, with photos, we send to you for free. That’s right, we aren’t charging for evaluations, or scaring your tenants off with exorbitant renewal fees to incur a new tenant; just $500, all the bells and whistles included.

Tenants:

All over the place, you find companies renting out properties with egregious $100 surprise “room mate fees,” $250+ “administrative fees,” $100+ “renewal fees,” Giant $10 e-payment options, required $40+ “benefits packages,” not here. Our application fees are literally as low as we can make them, we require no extra add-ons, no administrative fees, no renewal fees, and our E-payment options offer some of the lowest payment processing fees available. You pay your rent, and that’s all.

No Admin Fees:

We wouldn’t want to charge YOU for renting from us, it’s our job to rent to you! Why would anyone charge tenants just to rent their homes? It’s not your fault you have to work with us, and we don’t intend to make it your problem.

No Required Packages:

Ever rented from some place with a required monthly “resident benefit package?” Not on our watch. Those are simple money grabs by agencies to steal money from you for no benefit. If we ever add one, it’d never be required, and it’d be for cost.

No Renewal Fees:

Not a chance we charge you just to re-rent your property. Drafting up paperwork, sending notices, and evaluating the place is our job. Just worry about the exorbitant amount of legally required paper we have to send you, not paying us more money than we deserve.
